I have been in the real estate business since 1997, and obtained my Broker license in 2001.

My roots are in the Kincardine area, and I take my commitment to the community seriously. I served on the Kincardine & District Chamber of Commerce  Board from 2006 to 2017, and am one of the founding members of the Penetangore Regional Economic Development Corporaion (PREDC), as well as a member of the Kincardine Economic Development Committee.
My greatest accomplishment - two wonderful daughters, four fabulous grandchildren and a loving partner who supports and encourages me through all the "busy-ness!"

Getting the property ready for "showing"

  • You only get one chance for "first impressions".  REALTORS®  often see new listings before Buyers. Understanding what Buyers expect when they see a property is critical. 
  • The advice to get the property ship shape could include delaying the listing for a couple of weeks while we spruce things up, arrange for a storage locker or rearrange the furniture; tidy up the basement and the garage...how are the gardens?

The "For Sale" sign and the Internet

  • Shopping for homes has never been easier. Often, Buyers will preview listings on the internet and perhaps take a drive around a neighbourhood to check properties out before making an appointment to preview.
  • First Impression means the outside is looking good, too!

Negotiating advice

  • As a professionally trained and experienced REALTOR®, I will refer to the recent market trends and of course provide you up to date information to assist.
  • Is this a Seller's Market ? Are there competing offers ?

  • Are you in for a long distance move? How do we handle showings and the paperwork? Since 2017 the Electronic Commerce Act has greatly improved the sharing of forms and adding electronic signatures.

BUYING

Buying a home or property can be evoke a wide range of emotions during the process;from excitiment to frustration to disappointment and back round again.......
My goal is to ensure that you are as informed as possible. My job is to assist you at every step. Providing you with my knowledge and experience to help you make the right decisions for you. Any purchase should be well thought out and researched.  I don't make the decisions YOU do; I will assist and guide you every step of the way.

These are the guidelines and or things to consider when you are ready to purchase a home/property. As Your “Representative”, I offer:

Agency

  • Who does the REALTOR® work for ? – The Buyer or The Seller or in some cases both.  Referencing and understanding the "Working with a REALTOR® " brochure is the first step. Next we discuss how we will work together and determine if you are a "client" or a "customer" ...(there's a form for that too!)

Pricing

  • Do you know what you can afford? I can and will refer you to Mortgage Specialists that understand the local market to pre-approve you..that said, the property you want to purchase must also "qualify" ...

Finding and Buying a Home

  • Understanding your prefered timeline is critical.  Understanding the market is also very important. I am a member of the REALTORS Association of Grey Bruce Owen Sound. This regional MLS system feeds up to a host of other webistes including www.realtor.ca.  Establishing your want and need criteria I will then setup an auto send email so that you receive listings that fit your wish list 24 -48 hours in advance of other MLS sites. I can show you any property on the MLS®(Don’t hesitate to ask about private sales too).

What to Watch Out For

  • By forwarding market information to ensure you are  well informed I will also offer comments to assist as you consider the pros and cons of a property.  It is important to take notes during the showings - I will provide a chdecklists to help you stay organized.

The Internet

  • Not just for the listings there are a number of other resources available at every step.

Paperowrk and Forms, not just Drafting an Offer

  • As time permits, I will provide you examples of every form with explanaitons that will be needed during the process.
  • I will provide you a “Draft” offer and explain the terms/clauses and conditions that best suit your needs.

Negotiating and Finalizing Arrangements

  • Do you have any conditions to fulfill for the mortgage broker -you will be required to provide proof of income as well as your debt load. Will the property you want meet the lender approval ? What happens if a concern is raised during the Inspection -do we negotiate or walk away? 

Closing Costs

  • Plan for added expenses – not just the purchase price.  There are lender and lawyer fees, there are fees in addition to the mortgage that you need the cash for such as the Land Transfer Tax, the cost of Insurance (mortgage and property).

After the Purchase, Before You Move In

  • Arranging for all the utilities (from hydro to heating to water/waste water), arrange for change of address for your service providers and or subscriptions and your Health /Drivers License;  the movers, insurance and others.

I rarely charge my Buyers...most often the Seller Brokerage pays the Buyer Brokerage /representative. However, if a Buyer pursues a private/exclusive /mere posting listing I may need to negotiate payment .
